There are a lot of important factors to consider when you are looking to find and buy the right home to suite your needs.
Our Beautiful Homes Real Estate Team has a strategic approach that combines concierge-level service and trusted advice to form a truly exceptional buyer experience.
Step one: Finding the right home for you
Our first step is working with you to determine exactly what you are looking for – if you are unsure, know that you are not alone. We will help you to narrow in on finding the right property that suites your lifestyle, investment goals, and any other needs you have in a home. To do this we use a variety of methods both online and advanced property searches. If a type of home or the right home in a specific location is not currently listed for sale we will work to find a seller for you. Often the homes our buyers end up buying are not yet listed for sale or are considered our pocket listings.
Step two: Viewings
Once we determine the ideal home you are looking to find we will set you up with a customized property search that is filtered to only show you homes that are a match with what you are looking for. When you see a few possibilities we will then schedule a personal viewing of one or several properties. Usually 3 – 8 homes back to back is the best amount for one viewing session. It is also helpful to be able to better compare the best value for your budget that way.
Step three: Making an Offer
Once the right property is found, we provide a thorough analysis on the current market value of the property so you can make an informed offer. Often we will come across sellers who although they have a very nice property are unfortunately unrealistic with their pricing or their ability to sell at a fair market price. The in-depth market analysis we do will show you exactly where the seller’s price fits in amongst their competition. Then, we negotiate in your behalf and write a purchase contract that legally protects you. We work in your best interest to get you not only the best price for the property but also ensure that your offer to purchase has the right terms and conditions for your unique needs.
Step four: Condition Period
Throughout the condition period, we assist you with all of the service providers that play a part in your purchase process such as your lender, real estate lawyer, property inspector and condo document reviewer. We work to ensure you are confident and ready to make a thoroughly informed decision whether or not to waive your conditions or walk away to find a better fit. We ensure that all your bases are covered leading you to a smooth closing on your purchase.
Step five: Possession
We have much higher standards in our level of service and client relations to only be there to help when you need to buy or sell a property.
